Salt Lake City – Avenues Residence (2018)
The goal for this addition/renovation was to provide a seismic upgrade to the existing home, remove the existing roof, and provide a second level that included a Master Suite, Office space, and Bistro Deck to take in the views over the city. These needs all needed to fit within the budget set forth by the client.
The challenges with this project were many; how many exterior walls would need to be improved to provide seismic stability, extending the existing stairwell to meet modern codes, keep the height of the upper level within the zoning ordinance limitations, and finding a contractor that could helps us achieve this within the budget.
To find the solutions we started by having the engineer determine which walls needs to be seismically upgraded. Once that was know we had a contractor price out that portion of work. We then backed that off the budget amount to know how much we had to work with to achieve the addition. We then had to set the height limitations, which are a challenge in the avenues area of Salt Lake City. The slope of the sight required us to step down the roof line to ensure we fit within the height limitations. In addition to stepping the roofs we need to play with roof slopes to ensure we provided adequate head height on the inside all while fitting within the height limitations. We were able to find a General Contractor that was confident that we could build this design within budget. During the construction process the clients decided to gut the kitchen and provide new
cabinets and countertops.
The end solution was able to meet all the limitations of the ordinance, gave the clients the spaces the desired, and most importantly gave them the Bistro Deck that allows them to enjoy unimpeded views out over the city. The desired office space turned out so nice that their young son decided he wanted this room, which lead to moving the office to the main level. The scope of this project grew during construction but remained within the financial realities of the clients.
